Business Plans for Bank Financing

Written to answer the credit questions a commercial lender is required to ask.

The short answer

A business plan for bank financing must demonstrate repayment capacity above all else. Banks read for cash flow and debt service coverage, management experience, collateral, equity in the transaction and the credibility of the projections. The plan should be concise, internally consistent, and supported by documentation the bank can verify.

Reviewed by Joe Maldonado, OCS founder and former commercial banker with more than 20 years of commercial transaction experience.

Repayment first

Everything in the document should support one conclusion: the loan can be repaid.

Verifiable claims

Assertions the bank cannot verify weaken the file. We anchor claims to evidence.

Concise structure

Credit analysts read selectively. The document is organized for how they read.

Consistent with the file

Tax returns, debt schedule and projections must agree.

What a commercial lender reads for

  • Debt service coverage: does cash flow exceed the new payment with margin?
  • Historical performance and whether projections depart from it credibly
  • Owner credit, liquidity and outside obligations
  • Collateral position and secondary repayment source
  • Industry risk and the borrower's experience in it
  • Use of proceeds and whether it produces the claimed benefit

Frequent weaknesses in self-written plans

  • Projections with no stated assumptions
  • Revenue growth unsupported by capacity, staffing or marketing spend
  • Omitted costs such as payroll taxes, insurance, maintenance or rent escalation
  • Narrative claims that contradict the financial statements
  • Missing debt schedule or an incomplete personal financial statement

How the plan fits into the full package

The plan is one part of a submission that also includes tax returns, interim financials, a debt schedule, personal financial statements and supporting contracts or quotes. We help organize the entire package so the pieces reinforce one another.
