Access to Capital
Business Financing Advisory and Access to Capital
We help you understand which financing channels realistically fit your business, then prepare a submission lenders can actually underwrite.
The short answer
Business financing advisory means an experienced consultant reviews your business, credit profile, collateral and use of funds, identifies the capital structures that fit, prepares the supporting documentation and business plan, and manages the submission process with participating lenders. Optimum Capital Services provides this advisory work — we are not a lender, and approval always rests with the third-party lender or program.

Multiple capital channels
SBA programs, conventional bank loans, equipment lessors, asset-based and specialty lenders, factoring companies and bridge sources.
Preparation first
Most declines come from incomplete or inconsistent packages. We build the narrative, financials and documentation before anything is submitted.
Puerto Rico and U.S. mainland
We work with entrepreneurs across the island and throughout the states, in English and Spanish.
Transparent process
You always know what is being submitted, to whom, and what the realistic range of outcomes looks like.
What OCS does — and does not do
Optimum Capital Services is a business consulting and access-to-capital advisory firm. Our role is preparation, structuring and guidance: understanding your objective, assembling a credible package, and helping you engage the right type of capital source.
We do not approve loans, set rates or issue commitments. Those decisions belong to banks, lenders, lessors and program administrators. What we can influence is how clearly and completely your request is presented.
Financing scenarios we support
- Startups and newly formed businesses seeking first-time financing
- Established companies pursuing expansion or a new location
- Owner-occupied and investment commercial real estate purchases
- Equipment purchases and commercial equipment leasing
- Working capital and revolving lines of credit
- Accounts receivable factoring for cash-flow timing gaps
- Business acquisitions and partner buyouts
- Franchise unit financing, including first-time franchisees
- Short-term bridge financing while a permanent solution is arranged
How lenders evaluate a request
Most commercial credit decisions come down to a familiar set of questions: can the business service the debt, does the borrower have relevant experience, is there reasonable equity or collateral in the deal, and is the use of funds sensible?
Preparing for those questions in advance — with clean financials, documented assumptions and a coherent plan — is the single largest factor you control.
- Cash flow and debt service coverage, historical or projected
- Personal and business credit history
- Equity injection or down payment available
- Collateral and its realistic value
- Management experience in the industry
- Quality and consistency of the documentation package
Documents typically required for business financing
Requirements vary by lender and transaction, but an established business should generally expect to provide two to three years of business and personal tax returns, year-to-date financial statements, business bank statements, a debt schedule, ownership and entity documents, and a personal financial statement for each guarantor.
Startups, acquisitions and expansion projects usually add a business plan, three-year projections with written assumptions, a detailed sources-and-uses statement, résumés, contracts or leases, and evidence showing the source of the owner's equity contribution.
What DSCR means
Debt service coverage ratio, or DSCR, compares cash available for debt payments with the required principal and interest. A DSCR of 1.00 means cash flow only equals scheduled debt service; a figure above 1.00 indicates a cushion. Each lender defines acceptable cash flow and its required threshold under its own policy.
Working with OCS
Engagements typically start with a Funding Assessment: a structured review of your business, objective and readiness. From there we outline which channels are worth pursuing, what needs to be built, and the sequence of steps.
Founder Joe Maldonado brings more than 20 years of commercial transaction experience, including work in commercial banking, and reviews every engagement personally.
