Bridge Financing

Bridge and Short-Term Commercial Financing

Interim capital while a permanent facility, sale or refinance is completed — with a clearly defined exit.

The short answer

A bridge loan is short-term commercial financing used to cover a timing gap — closing on a property before a sale completes, funding a project while permanent financing is underwritten, or meeting a deadline a conventional lender cannot match. Bridge capital generally costs more and requires a credible, documented exit strategy. OCS helps evaluate whether a bridge is justified and prepares the supporting case.

The exit is everything

Lenders fund bridges based on how the loan will be repaid — refinance, sale or completed transaction.

Speed has a price

Short-term capital typically carries higher cost than permanent financing. That trade-off must be worth it.

Usually asset-backed

Commercial property or other hard collateral commonly supports bridge transactions.

Time-boxed by design

Bridges are measured in months, not years. Planning the takeout starts on day one.

Situations where a bridge can make sense

  • Closing on a property before an existing asset is sold
  • Meeting a contractual closing deadline while permanent financing is completed
  • Funding renovation needed before a property qualifies for permanent debt
  • Covering a temporary gap in an acquisition timeline
  • Resolving a maturing loan while a refinance is underwritten

What a lender wants to see

  • A specific, documented exit strategy with supporting evidence
  • Collateral with clear value and clean title
  • Equity in the transaction
  • A realistic timeline with contingency for delay
  • Ability to carry payments during the bridge period

Risks to weigh honestly

Bridge financing fails when the exit slips. If the sale takes longer, the refinance does not materialize, or the renovation runs over budget, the higher-cost facility remains in place.

We will tell you plainly when a bridge looks like a liquidity patch rather than a genuine timing solution — that is part of the advisory role.
